How to do Landscape Design & Development in Lake Oswego?

A smaller Lake Oswego project, like a garden refresh or a single design phase, often runs a few thousand dollars. A full design-and-development project with hardscape, irrigation, and lighting runs significantly higher. Grover’s Landscape Services & Design has designed and built landscapes across Lake Oswego since 1995. In every case, we provide a written proposal before any work starts.

What’s the Difference Between Landscape Design and Landscape Development?

Design and development are two different phases of the same project. Conflating them is where a lot of Lake Oswego homeowners get a confusing quote. Design is the planning phase. Specifically, it covers the site walk, the measurements, the scaled drawing, and the plant and material plan. Development (sometimes called design-build or construction) is everything after the drawing is approved. In other words, it is the grading, hardscape installation, planting, irrigation, and lighting going into the ground.

A design-only service hands you a plan and stops there. By contrast, landscape design and development means the same crew that draws the plan also builds it. As a result, nothing gets lost in translation between a designer and a separate installation contractor.

The Landscape Design & Build Process at Grover’s

  • Site visit and consultation. First, we walk the property, check slope and drainage, look at existing plants and hardscape, and talk through what you want. It’s free, with no obligation.
  • Scaled design and written proposal. Next, you get a plan with your goals reflected in it. In addition, you get a written quote covering materials, labor, and timeline before you commit to anything.
  • Permitting, where it applies. For example, retaining walls over four feet, work near Oswego Lake, and anything touching a protected wetland typically need a permit. In those cases, we handle the applications through the City of Lake Oswego and other agencies.
  • Construction. Then our own licensed crew builds to the approved plan. That means site prep, hardscape, irrigation, planting, and lighting on one coordinated schedule.
  • Final walkthrough. Finally, we walk the finished property with you, so you know exactly what was installed and how to care for it.

Why Lake Oswego Properties Need More Design Work Up Front

A flat, uniform subdivision lot can sometimes skip straight to installation with a light design pass. However, Lake Oswego rarely works that way. The city sits on rolling terrain around Oswego Lake, so a design has to account for real site conditions before a shovel goes in.

Consider what varies from lot to lot. First, some lots have lakefront or hillside drainage to solve. Second, some sit close enough to Oswego Creek or Springbrook Creek to involve the Oregon Department of State Lands. Third, some fall inside a Mountain Park or other HOA common-area boundary that requires design review before construction starts.

None of that shows up if you skip straight to a materials list. Instead, it shows up in the design phase. That is exactly why a proper site walk and drawing matter more here than in much of the surrounding metro.

How Much Does Landscape Design & Development Cost in Lake Oswego?

Three things move the number on every Lake Oswego project: the scope of work, the materials selected, and the site conditions. For example, a single design phase or a small garden bed is a different conversation than a full property build. A full build adds hardscape, irrigation, lighting, and outdoor living features. Materials matter too. Standard pavers cost less than natural stone, and standard fixtures cost less than premium brass. On top of that, steep slopes, drainage problems, older hardscape removal, and mature trees to protect all add to the site-conditions side of the estimate.

We don’t give a flat number over the phone, for exactly this reason. After all, two Lake Oswego yards on the same block can need completely different work. Instead, what you get is a free site visit and a written proposal before anything is approved. That way, the price you see is the price you pay.

Do You Offer 3D Design Previews Before Development?

Design plans are produced as scaled drawings. Specifically, they lay out plant placement, hardscape footprint, and how the pieces of the property relate to each other before construction starts. As a result, you’re approving a plan you can actually picture, not a verbal description. Ask about the level of rendering detail for your specific project during the site visit.

Neighborhoods We Design & Build For in Lake Oswego

Three decades in the Portland metro have taken us into most corners of Lake Oswego. For instance, we work in First Addition and Old Town near the historic core, Lake Grove and Uplands, the Palisades area, and Mountain Park with its HOA-managed common areas. Moreover, we work on established homes with mature landscaping that needs a redesign as often as we work on bare lots after new construction. For the full breakdown of services and neighborhoods we cover, see our Lake Oswego location page.

Is your project more specifically hardscape, irrigation, or lighting once the design is set? If so, see our hardscape construction, irrigation and sprinkler, and landscape lighting services.

Frequently Asked Questions

What does landscape design and development include?

Design covers the site walk, measurements, and scaled drawing with a plant and material plan. Development covers everything built from that plan — grading, hardscape, planting, irrigation, and lighting. Notably, the same crew handles it from concept through installation.

It depends on scope, materials, and site conditions. For example, a design phase or small garden project can run a few thousand dollars, while a full design-build project with hardscape, irrigation, and lighting runs significantly higher. In every case, we provide a written quote after a free site visit.

Design typically takes a few weeks from site visit to an approved plan. Construction timelines depend on scope. Specifically, a small project may take days, while a full property build with hardscape and irrigation runs longer. In addition, permitting adds time on top of the build schedule where it is required.

Yes. Grover’s is a design-build company. In practice, the same licensed crew produces the plan and builds it, rather than handing a drawing off to a separate installer.

We produce scaled design drawings showing plant placement and hardscape layout before construction starts. As a result, you approve a concrete plan rather than a verbal description. Ask about rendering detail for your project during the site visit.
