An irrigation and sprinkler system works by dividing a property into zones. Each zone is controlled by its own valve and a central controller. Water is routed from the main line through a backflow assembly before it reaches the heads or drip lines. How Does a Residential Irrigation and Sprinkler System Actually Work?

A residential system is built around zones. In other words, each zone is a separate group of heads or drip lines, controlled by its own valve so different areas can run on different schedules. First, a controller opens and closes those valves on a timer. Then water flows from the property’s main line through a backflow assembly. That assembly is required, because it keeps irrigation water from siphoning back into the drinking water supply. Finally, water flows out through the valves to heads or drip emitters sized for that zone’s plants.

Lawn areas typically run on spray or rotor heads that need broad, even coverage. By contrast, garden beds, foundation plantings, and containers run better on drip, which delivers water at the root instead of overhead. As a result, most Lake Oswego properties end up with a mix of both. We split them into zones by sun exposure, slope, and plant type, rather than just by section of yard.

Designing a New System for Lake Oswego’s Slope and Clay Soil

Slope and clay soil are the two site conditions that make or break a new system here. Importantly, both get solved at the design stage, not after installation.

Take slope first. On hillside lots — common above Oswego Lake and through Uplands — we spec check valves into every zone that crosses a grade change. That way, water doesn’t drain out the lowest head after the zone shuts off and pool at the bottom of the slope.

Clay soil is the second condition. Because clay absorbs water slowly, we design cycle-and-soak scheduling into the controller from day one. In practice, that means shorter run times repeated a few times per zone, instead of one long soak that runs off before it absorbs. Getting this right at installation avoids a common problem. Otherwise, the soggy-spot, dead-patch pattern shows up a season or two later on a system designed without accounting for the soil.

Drip irrigation setup is where new systems save the most water. Moreover, it pairs especially well with the native and climate-adapted plants common in Lake Oswego landscaping, such as vine maple, sword fern, salal, and Oregon grape. Instead of overhead spray wetting foliage and losing water to evaporation, drip tubing and emitters put water directly at the root zone of each plant.

We also pair new drip zones with WaterSense-labeled smart controllers where it makes sense. The EPA’s WaterSense program has a useful estimate here. Swapping a standard clock-timer controller for a certified one saves an average home thousands of gallons of water a year. Specifically, these controllers water based on actual weather and soil conditions instead of a fixed schedule.
