Signs You Need Irrigation Service

Most sprinkler calls start with one of these symptoms. Two or more usually means the system has multiple aging components and a full audit is cheaper than chasing repairs one at a time.

Brown spots next to soaked areas.
Classic uneven coverage. Usually a clogged head, broken pipe, misaligned arc, or a zone with mismatched precipitation rates.
Heads that will not pop up or rotate.
Broken gears, debris in the head, water pressure issues, or a leaking valve upstream. Some are five-minute fixes. Others mean the head is at end of life.
The system runs but the lawn still looks dry.
Often a controller programming issue, a stuck valve, or a low-pressure problem from a partly closed master valve or a leak somewhere in the line.
Water pooling around a head or valve box.
Cracked fitting, broken pipe, leaking valve diaphragm, or a head that has been hit by a mower. Standing water like this gets expensive fast on your bill.
Higher water bills with no change in habits.
A hidden leak somewhere in the system. We can usually find it with a pressure test and a zone-by-zone walk.
Controller is dead, beeping, or constantly resetting.
Failed transformer, battery, or board. Sometimes a power surge took it out and the rest of the system is fine.
You need winterization or spring startup.

Annual backflow assembly testing and replacement when required by your water purveyor. Most cities in the Portland metro require certified backflow testing on irrigation systems each year. We can test, replace, and submit the paperwork on your behalf.

Sprinkler repair services covering broken heads, leaking valves, cracked pipe, low-pressure issues, controller problems, and zone-by-zone diagnostics. Our sprinkler repair service starts with finding the actual cause, not just replacing whatever is wet. Most repairs finish in a single visit.

Drip irrigation installation for garden beds, foundation plantings, container gardens, vegetable beds, and any planting area where overhead spray wastes water. Drip puts water at the root zone, reduces evaporation loss, and keeps foliage dry, which means less disease and lower water bills.

Full system audits for older properties or new owners who inherited an unknown system. We document zone layout, head condition, controller programming, and pressure performance, then recommend targeted upgrades. Common upgrades include smart Wi-Fi controllers, high-efficiency nozzles, rain and freeze sensors, and master valves.

Spring startup includes pressurizing the system, checking every zone, adjusting heads, programming the controller for the season, and replacing anything that did not survive winter. Fall winterization includes shutting off the supply, blowing out every zone with compressed air, and protecting the backflow preventer and any above-ground components.

We arrive, run the zones, walk the property, check the controller and valves, and identify what is actually wrong. You get a clear explanation of the problem, the options, and a written price before any work starts. If a repair makes more sense than a replacement, we tell you that even when a replacement would invoice higher.

Repair, install, or upgrade, then test

Most repairs finish the same visit. Larger work like new system installs, full upgrades, or major repipes runs longer and gets scheduled. We always test every zone before we leave and walk you through the controller programming so you understand how to run the system.

Drip irrigation vs sprinklers: which is better?

They do different jobs. Sprinklers cover lawn areas where you need broad coverage. Drip irrigation goes in beds, around trees, and in foundation plantings where overhead spray would waste water on hardscape, foliage, and evaporation. Most properties use both.

Are smart Wi-Fi controllers worth the upgrade?

For most properties, yes. Smart controllers like Rachio, Hydrawise, and Rain Bird LNK adjust watering based on local weather and soil conditions. The water savings usually pay back the upgrade within a couple of years, and you can adjust the system from your phone instead of standing in the garage at the controller.
